West Park Lodge is a new build property built on the outskirts of South Shields on the site of a disused Council highways maintenance depot which is located on the edge of an existing community park. The new build property is a passive house which has been specifically designed for a private customer who has specific needs following a works accident. The property has achieved a Band A for energy demand which we believe is a first for South Tyneside. Please note that the calculations include the energy contribution from the 22 solar PV panels located on the roof but make no allowance for the two Tesla Powerwall batteries which should ensure that, for most of the year, electricity demand from the grid will be zero.
The completed property includes sophisticated Mechanical & electrical services installed by specialist contractors to achieve the Band A certification, including underfloor heating, smart control system to manage the heating, lighting, sound, window blinds, door/gate access, etc.
The general construction consisted of a raft reinforced slab, Forticrete blockwork to both external and part internal walls, gulam beams and roof tiling, with aluminium triple glazed units, covered with Forticrete interlocking tiles.
Internal finishes complete to a simple but high standard, with laminated floors, oak internal doors, internal automatic blinds, carpet to staircases, tiled bathrooms with a fully fitted out kitchen and utility, and a garage with automatic doors. A platform lift to the first floor media centre was also constructed.
Externally 3m high fencing, artificial grass and resin bound aggregate was installed.
